It's the question nearly every customer asks us out loud once a room actually opens up. This page covers three listings that used to be separate: junk hauling, junk removal, and property cleanouts, because on the ground they're the same crew doing the same kind of job at different scales. One end is a single dead appliance or a load of construction debris and yard waste after a renovation. The other end is a whole property: an estate that's been lived in for thirty years, a foreclosure, a hoarding situation, a move, or a garage nobody's parked a car in for a decade.

Whatever size it is, it starts the same way, a description or a photo and a free, no-obligation estimate. Pricing depends on volume, weight, and what the material actually is, since disposal fees are different for a couch than for a pallet of shingles.

How a cleanout actually runs

We haul out appliances, furniture, construction debris, yard waste, office equipment, and whatever's been piling up in the garage, then sort it on the spot. Anything still in usable condition, furniture, household goods, gets donated rather than dumped, which is what's happening in the photo on this page: our own trailer at a Goodwill donation center after a real job. What's recyclable gets separated out, and only what's genuinely finished goes to disposal.

For a full property cleanout, whether it's an estate, a foreclosure, or a moving deadline, we come back for as many passes as the job needs. One customer selling her parents' Dayton home of over thirty years had us out multiple times during the process, and the crew, led by James, cleaned the space each time they finished rather than leaving it stripped and dusty. Another 4-bedroom household move went into storage and two separate pods in a single push, faster than the big-name movers she'd used before. We're bonded and insured for the heavy end of it too, one job was hauling off curbside stone and rock that had just been jackhammered out of a yard.

Why it's worth calling before you rent a dumpster

A dumpster sits on your property for days and you still have to load it yourself. One review put it plainly: we turned a three day job into a one day job, because it's a crew doing the lifting and the sorting, not a container waiting for you to fill it. If you're prepping a house to sell, closing an estate, or clearing after a move, the clock that matters is usually a closing date or a moving truck, not a dumpster rental period.
